Demographics address the quality of tenant and your ability to turn that tenant base that you acquire during the acquisition process. These statistics also give an idea as to the ability to move in a new higher quality tenant.
Here are two resources to use when researching data on a market. Always remember Google is your best friend. The second is the US Census website is a fantastic resource for data. You will find demographics, population, and household income stats to help you evaluate the market traps prior to underwriting and property.
